It’ll include the date of the service, your engineer details, your property address, and a full list of the appliances included in the check. It’ll also detail any problems found, any work carried out to fix them, and whether they passed or failed the tests. Finally, it’ll be signed and dated by your engineer – and they’ll ask you to sign it too.
Do you need a Gas Safety Certificate to sell a house?
A Gas Safety Certificate isn’t legally required for selling a house, but your buyers may ask for one during the sale process. It’s also a great way to help reassure potential buyers that the property is gas safe and in good working order.
Do homeowners need a Gas Safety Certificate?
No, you don’t need a Gas Safety Certificate as a homeowner. But it’s still really important that you get your gas appliances checked regularly by a qualified engineer. An annual boiler service is a great way to do this. Then you can relax knowing you and your family are safe from gas leaks and deadly carbon monoxide.
What is the Gas Safety Certificate grace period?
There isn’t a grace period for getting a Gas Safety Certificate – if it expires, you’re at risk of a hefty fine and, in some cases, a prison sentence. So it’s really important that you renew before it does.
You can arrange a new gas safety check any time from 10-12 months after your last one without affecting your original expiry date. Your new certificate will become valid once your old one expires.

A Gas Safety Certificate is valid for 12 months from the date of the inspection – so it’s important to check the expiry date and renew it before it runs out. As the landlord, it’s your responsibility to do this to keep your tenants and properties safe.
